About Northwestern Union County / South Charlotte Area
This portion of Union County, known as the Weddington-Marvin area, has the highest per capita income in the state of North Carolina. This area is approximately 12.5 miles from the heart of the city of Charlotte. It has easy access to downtown Charlotte via Providence Road, Rea Road and Hwy 521-Ballantyne\Park Road. This area is approximately 4.5 miles from the southern portion of the 521/I-485 beltway giving easy access to the Charlotte-Douglas International Airport (10 miles) and Interstates I-77 (5 miles) and I-85 (9 miles via I-485). This area was once comprised of farms and weekend get away horse farms for wealthy Charlotteans. In the last 15 years it has developed into a high-end bedroom community for those desiring to live close to Charlotte in a semi-rural setting away from city traffic. Local municipalities in this area restrict residential homes to R-40, with a minimum lot size of approximately one acre. There is restricted retail adequate to service the residential growth, almost no industrial development and no multi-family housing.
Three new state of the art high schools have been build in this area with new elementary and middle schools feeding into them. These schools are among the best in the state, achieving academic recognition as schools of distinction, as well as having a broad range of outstanding athletic programs.
Union County has been the seventh fastest growing county in North Carolina for the last five years. North Carolina has for the past several years been at the top of the list of the most desirable places to live and work the United States. For the most part this is due to the stable economy, geographic location of the Charlotte area and the quality neighborhoods, such as the Hemphill-Nolan developments, that have built to meet the needs of the area. During the current turbulent real estate market it has experienced only a minimal reduction in home prices and land values as compared to other major US markets.
